The initial inspection document is one of the most important
records that the Client can possess.
It is generally the proof of any discrepancies that may arise
between start and end of tenancy property condition and is very much relied on
by Residential Tenancy Tribunals in establishing a claim against an outgoing
tenant.
As such, Rentals Assist place great importance on providing
our Clients with detailed and unbiased documentation thus providing them with
the maximum protection affordable.
We personally inspect your property and record in as much
detail as possible the pre-tenancy condition of all internal and external areas
and provide a set of digital photographs to establish visual proof of the
amenities and their condition.
Furthermore we record descriptive information regarding
fittings, fixtures and appliances to ensure that these are not replaced with
inferior items by the tenant. Details
such as type, make and model are notated where appropriate which not only aids
in identification of the appliance but provides a handy reference when
maintenance issues arise. Maintenance
costs can often be reduced by providing maintenance personnel with this information.
Rentals Assist has had vast experience in Property rental and
we are well aware of the importance of this critical area of Owner protection.
A poorly prepared Initial Inspection report will almost
certainly compromise a Property Investors claim against a tenant in the event
of a dispute, particularly when enforcement of that claim is requested before
the Residential Tenancies Tribunal.
Routine Inspections
As the name implies, a routine inspection is an inspection
which is conducted routinely during the tenancy period.
The main aim of the inspection is to ensure that the tenant
is maintaining the property in an acceptable condition and upholding the
requirements of the written tenancy agreement that they entered to.
A further benefit of this service is that it enables Rentals
Assist to determine maintenance issues that may have been previously reported
by the tenant that to date remain unresolved and to uncover other concerns that
the tenant would like to make the Client aware of. Needless to say, we also use our own
discernment to ascertain any areas that require the Owner’s attention.
These inspections are conducted on a four monthly basis and,
in the interests of efficiency are coordinated with inspections of other
properties located in a similar geographic area.
A full written report is provided to the Client and the
tenant and we make ourselves available to the client for further discussion
regarding the findings of the inspection.
Client Requested Inspections
These are of a similar nature to the above but are performed
specifically at the Client’s request.
They are usually used to allow a property condition
inspection with the Owner in attendance or to determine the satisfactory
outcome of significant maintenance works performed at the property.
They can also be used to conduct Property sales evaluations,
refinancing and insurance assessments.
Final Inspections
The final inspection document is the end of tenancy
counterpart to the Initial Inspection document prepared at the commencement of
a tenancy.
For obvious reasons it is an extremely important document
providing an assessment using the Initial Inspection as its frame of reference
to provide details of any anomalies with that assessment.
As stated earlier the Initial Inspection document is the one
which is relied on by the Residential Tenancies Tribunal to establish a claim
by the Property Owner against a defaulting tenant.
It is for this reason that Rentals Assist attends to a Final
Inspection with the same attention to detail as the Initial Inspection. A full, personalised inspection of the
property is undertaken both internally and externally.
Any discrepancies with the Initial Inspection are recorded and
duly reported to the Client to facilitate speedy remedial action.
A new set of digital photographs are taken and supplied to
the Owner as supporting evidence of our findings.
