Rentals Assist is an entirely new and
innovative concept. It affords a client
based service which provides the best aspects of professional property
management balanced with the Investor’s desire to oversee their rental property.
In other words the CLIENT chooses those facets of our product range which best
suit them. This does result in SUBSTANTIAL
savings over time when compared to conventional real estate agency based management
services because the Client selects and purchases only those products that they
need.
Our products can be categorized as follows:

The beauty of Rentals Assist is that the products
irrespective of category are completely “unbundled” and can be selected in any
combination. It is entirely up to the
Client as to how they wish to best utilize us.
Following
is a full list of Rentals Assist Services:
- PROPERTY
PROMOTION: $66.00 each time property becomes available for rent
Placing advertisement in printed media (eg Advertiser), Internet
advertising via our Website and affiliate websites, Strategic sign
placement, Forwarding all registrations of interest to the Client (unless
authorized to conduct Tenant Viewings). Does not include fees charged by
media outlets.
- TENANT VIEWINGS:
$33.00 per viewing, irrespective of number of groups viewing
Coordinating and performing 20 minute inspection viewings of Rental
Property by interested parties, Forwarding a brief summary of how many
groups viewed, feedback and applications distributed at viewing or
applications received on your behalf (unless authorized to process applications)
- APPLICATION
PROCESSING: $44.00 per application
Receiving and processing of tenancy application
forms, Referring processed applications to Client for consideration and or
approval, Communicating acceptance of approval to applicant on behalf of
Client, Forwarding
of all received tenant applications to the Client for filing.
- TENANCY AGREEMENT
PREPARATION: $66.00 each
Preparing of the standard Residential Tenancy Agreement documentation on the
Client’s behalf and in accordance with Client’s agreed terms, Forwarding all
prepared documentation including the bond lodgement form and tenant
information booklet to the Client (unless authorized to sign tenancy up).
- TENANCY SIGNUP:
$55.00 each
Coordinating and executing appointment to sign up the new tenant, Explaining
documentation to tenant, Forwarding all signed documentation to Client,
Forwarding of bond lodgement form to Residential Tenancies Division,
Arranging issue of keys and alarm code in conjunction with Client.
- UTILITY TENANT
SERVICES: no charge to client or tenant
Arrangement of
connection (and disconnection) of services on behalf of the new tenant such
as electricity, gas, telephone, and internet. This reduces the potential problems
that can arise during a tenancy change over or due to an incorrect
disconnection or outstanding account.
- INITIAL
INSPECTIONS: $110.00 each
Detailed and unbiased documentation of
pre-tenancy property condition which includes the internal and external
areas plus a set of digital photographs, Forwarding of same to Client and
tenant, Follow up of tenant’s assessment. Extremely important for future
reference if there is damage caused by the tenant and or there is a
dispute at the end of the tenancy that may require a tribunal hearing.
- MAINTENANCE:
$22.00 per request
Coordinating and arranging maintenance with
tenant and tradesperson in accordance with Client’s instructions, Liaising
with Client on all relevant issues. This may occur on an as-needs only basis,
or an ongoing maintenance contract or for during, after hours emergencies
and holiday support.
- ROUTINE
INSPECTIONS: $44.00 per inspection
Area and date related regular inspection of property performed (usually
three times per annum) to ascertain not only the tenant’s upkeep of the property
but also if there are any known maintenance issues that you haven’t been
previously notified about, Full report forwarded to the Client.
- ONE OFF PROPERTY INSPECTION: $54.00 per inspection
An inspection
as detailed above but performed outside of regular routine inspection
dates or business hours, this is usually required for the owner to
evaluate and perform maintenance issues, property improvements or required
for a property appraisal update for selling or insurance purposes.
- WATER CHARGE
CALCULATION AND INVOICING: $22.00 per invoice
Calculate water
use and supply charges for the tenancy period. Send us in your SA Water
account with the initial tenancy agreement and reading and or the last
reading, we will then calculate the tenants portion of the account and forward
an invoice to the tenant on your behalf and a copy to you.
- TRIBUNAL HEARING
PREPARATION: $88.00 per hour
Assisting Clients to correctly prepare their
paper work for a Residential Tenancy Tribunal Hearing when in dispute with
the tenant over rent arrears or other tenancy related issues. Depending on
Clients location this can be done either at our office or at Client’s home
or business premises.
- TENANCY RENEWAL
AGREEMENT: $55.00 each
Liaising with
the Owner and current tenant of the property to arrange and document for
an extension of the existing tenancy agreement. This can include not only
the tenancy period but may also include for an increase in the amount of
rent payable. Forwarding of documentation to the Client and tenant.
- FINAL INSPECTIONS:
$110.00 each
Detailed and unbiased documentation of end of tenancy
property condition which includes the internal and external areas plus an
updated set of digital photo’s, Forwarding of same to Client. Extremely important for future reference
if there’s a dispute that requires a tribunal hearing.
- PRO-FORMA LETTERS:
$110.00 per set
A
comprehensive suite of pro-forma letters to assist Clients in dealing with
all aspects of residential tenancies. All letters are supplied on disk
with tenant and property details already loaded. The letters cover tenancy
applications, rent arrears, routine inspections, maintenance notification
plus more!

Do Rentals Assist Collect Rent?
In a word, no. Real estate agency based property managers
charge you a significant portion of your annual rent revenue to collect rent
monies on your behalf and it is an aspect of rental procedure which is easily
self managed. Rentals Assist are well
able to advise you of the most time and cost effective methods of rent
collection and collation.
Our Client service fees are capped and
based on the number of services purchased whereas a real estate agency’s costs usually
increase every time the investment property’s rent increases. The level of their
service may not improve, their overheads may not have increased and yet they
charge the Client more.
So you be the judge. Does it really matter if the tenant pays
the rent directly into your bank account or the real estate agencies? Is it worth waiting to the end of the month
for the agent to pay the tenant’s rent to you when it could be yours as soon as
the tenant pays which would give you better cash flow and control of your finances?
It is our opinion that for the purposes of
the private Real Estate Investor, Rentals Assist offers more value in the way of
